2. To watch the property market

3. Showing
At the showing, you get a detailed description of the real estate/condominium. We are well briefed and are happy to answer your questions. We also have tape measure & compass, etc. at hand. After the showing we will contact all prospective buyers and answer any questions that may arise.
4. Investigation duty
As a buyer you have the obligation to investigate the property, which means that all errors and shortcomings that you may find or should have found, cannot be considered so called hidden defects. A more detailed inspection can sometimes be preferable. We have contacts with independent inspectors who will help you with a good inspection. Is there something you would like to know, ask your responsible broker.
5. Bidding
We know that bidding could cause discomfort and that many people feel insecure and hesitant for this part of the buying process. Our ambition is that buyers and sellers feel safe throughout the sale and we would like to inform you about how our biddings work.
We use the so-called open bidding. This means that the responsible estate agent operating accounts for the highest offer to all bidders, who then have the opportunity to make their own offers. The broker makes a note of all the offers with the bidder's name, time, and any conditions of the bid.
The bidding list is normally submitted to seller and buyer as an attachment to the binding contract / agreement. The list is then archived and stored by the broker, together with other documents relating to the property purchase.
6. Contract
As soon as the bidding is over and the buyer and seller agree, a contract is made. The agreement binds the parties to each other. Now the buyer can be sure that the seller does not sell the property to someone else. On the other hand the seller can be confident that the buyer does not choose another object.
Among other things price, closing date, any conditions and deposit are formulated, agreed and signed in the agreement. Verbal agreements and handshakes are not applicable to the purchase of property.
7. Closing
At the closing all parties meet to implement the final payment and forward keys and important documents. A financial statement will be the basis for correctly performed transactions. The final signatures are made and the deal is completed.
Real estate dealings, in which the buyer is a foreign citizen, often require a lot of following work if the buyer is not familiar with the Swedish bureaucracy. In those cases we gladly assist.
8. Follow-up
The follow-up is everything to create long-term rewarding relationships and to ensure our quality mark. Therefore, we follow up every sale with a voluntary customer survey, and we organize customer meetings. Our goal is to offer a mediation service that provides long-term customer satisfaction.
